Just Sold in Braeswood

Braeswood is outside of our neighborhood but I am always working all over Houston and beyond. An investor was interested in purchasing a foreclosed home and paying cash. It was a nice beginning to 2020, a year forecasted to be an even better market than last year and last year was pretty good. Anyway, I showed the house late Saturday afternoon, we sent a contract offer to seller that night. There were multiple offers. We had to negotiate a few details and make an offer that the seller agreed to. In cases like this, the seller is usually a bank or financial institution and is made up of a committee. We had to wait until the following Tuesday to get a verbal acceptance of our offer. There were so many details to contend with but we closed quickly. But the paperwork took a bit longer as the Seller used an out-of-town title co. and they had a third party service co. that prepared documents. You can’t imagine the daisy chain of emails providing info and clarifying details–as many as 8 parties cc’d on communications. We used Charter Title Co, an established Houston institution and Yolanda Robeson provided sanity in a closing that invited insanity. She did a good job but it took much longer than anticipated. Yolanda was diligent in last minute changes that weren’t anticipated but a welcome rock to the finish. My investor was gratified to get a difficult transaction completed and awarded me a 5-star rating for which I was very thankful. We are already looking for another good real estate investment
